House Rules

To keep every stay comfortable and every home well cared for, we ask all guests to follow these rules:

• Primary renter must be 25 or older. We do not accept bookings by minors, college groups, or senior-week groups.
• No motorcycles, trailers, or commercial vehicles.
• No pets at any property. Service animals are accommodated in accordance with applicable law.
• No smoking or vaping anywhere on the property.
• No parties or events.

Please also respect each home's maximum occupancy, listed on its property page.

Check-In and Check-Out

What are check-in and check-out times?

Check-in is 4:00 PM and check-out is 10:00 AM at every property.

How do I get in?

Check-in is contact-free. We send your entry instructions before your arrival.

Booking

Should I book direct or on Airbnb?

Either works. You'll find our homes on Airbnb, Vrbo, and other platforms, each with its own fees and policies. When you book direct on our site, you reserve with our local team and pay our standard fees plus a 3% processing fee.

How do I book direct?

Check availability, choose your property and dates, and complete your reservation online. Questions first? Call or email us anytime.

Is there a minimum age to book?

Yes. The primary renter must be at least 25 years old at every property. We do not accept bookings by minors, college groups, or senior-week groups.

Fees, Taxes, and Payment

What fees are included?

• A fixed $350 cleaning/management fee per stay
• Applicable South Carolina and Horry County taxes
• A 3% processing fee on direct bookings

Rates vary by season, holidays, and demand. You'll see the full total before you book.

Cancellations

What is your cancellation policy?

• Cancel 60 or more days before arrival: full refund of total booking charges
• Cancel 30 to 59 days before arrival: 50% refund
• Cancel within 30 days of arrival: no refund

If we're able to rebook your cancelled dates, we'll refund the rebooked nights minus a small processing fee.

Bookings made on Airbnb, Vrbo, or other platforms follow that platform's policy.

Minimum Stays

Is there a minimum stay?

Most stays have a 2-night minimum. During peak summer, many homes book in Saturday-to-Saturday weeks.

Parking

Is parking included?

Yes, every property includes parking. Details vary by community:

• Casa Esperanza (Pelicans Watch): parking garage with a permit. One parking pass is included and additional passes are available for a fee.
• Summer Cottages #34 and #40: complimentary parking at the home.
• Shark Oasis (Savannah Shores): free parking in front of the unit in a gated community.
• Luxury Oceanfront Condo #1203 (Maisons-sur-Mer) and Ocean Dunes Tower I #4024: free parking.

Can I bring a golf cart, motorcycle, or RV?

Motorcycles, trailers, RVs, and commercial vehicles are not permitted. Golf carts aren't permitted at Pelicans Watch or Maisons-sur-Mer under HOA and resort rules. Golf carts aren't available at Shark Oasis. Please ask before bringing any oversized vehicle.

Pets

Are pets allowed?

No pets are allowed at any property. Service animals are accommodated in accordance with applicable law.

Linens, Towels, and Supplies

Are linens and towels provided?

Yes. Beds are made with fresh linens, and bath towels are provided. You'll also find starter supplies like toilet paper, paper towels, and basic soaps.

Beach Gear

Do you provide beach chairs and umbrellas?

Many of our homes include beach gear:

• Casa Esperanza: beach chairs, umbrella, wagon, and boogie boards
• Summer Cottages #34 and #40: beach chairs, umbrella, and kids' beach toys
